Home cooling on the Flagler coast
Repairs, replacements, drains and electrical protection for houses and condos in Palm Coast, Flagler Beach and Bunnell.
Tested before it is quoted
The short list here is a capacitor, a contactor, a blocked condensate line with the float switch tripped, a low charge from a slow leak, a control board or a blower motor. Salt air adds corrosion at the coil, the cabinet and the electrical connections.
You get what failed, the price in writing, and a note of what is close behind it.
What actually protects equipment here
Four things, in the order they matter. None of them is a guarantee, and anyone who tells you otherwise is selling something.
- A surge device at the panelIt clamps what comes in on the supply. It is the most useful single device and it does not cover everything.
- A device at the equipmentFitted at the disconnect, it deals with what gets past the first one and with surges generated inside the house.
- Good bonding and groundingThe part nobody mentions. Protection devices rely on it, and older houses often do not have what they should.
- Isolation when a storm is closeSwitching a system off at the breaker during a severe storm is free and effective, and it is the only method that works with no equipment at all.
The pipe that does the drying
Everything the system removes from the air leaves through the condensate drain. Blocked, it backs up into a pan and then into a ceiling — and it blocks most often in the weeks when the system is running hardest.
We clear lines properly, test the float switch, and check that the system is running long enough to dry the house rather than just cool it.
What we settle before quoting
The load
Worked from the house rather than the label on the old unit, which on this coast usually means a system that runs longer and dries better.
The ducts
Tested and repaired first, because a leaking return in a hot attic undoes part of whatever you buy.
The electrical side
Disconnect, bonding and protection checked and brought up to standard as part of the job, not as an extra later.
The pad and the drain
Raised where flooding is a risk, with the condensate run and the float switch fitted properly.
